Vegas & Real Estate

This past weekend I met with 16 of my Platinum LOS Members in sunny/smoky/rainy Las Vegas (aka Lost Wages) and it was an amazing weekend!

We had members from all corners of the U.S. attend; the weekend was productive, rewarding, profitable and I can't think of a better group to be around!

These meeting are the best for the group since the GROUP sets the agenda. From the first 5 minutes of intros to the last actionable item on the list, Tom, my partner in projects with me, and I covered a HUGE number of topics including (and we hit on even more - this is just a partial list):

This was a full weekend for sure and we even packed in some time to go and check out Donald Trump's newest Vegas Venture - The Trump International Tower and Hotel right off the strip - and the model rooms were pretty cool.

We met with Mike Eckel of Trump Sales and he gave us some pretty exciting "insider" info on the projects Trump is working on in Las Vegas....

All in all, one of the best weekends I have spent studying with and facilitating a first-rate group.

I recorded the whole weekend and ended up with like NINE CDs!

HUD-1, Net Sheet, etc. What, How, Who?

I'm in the process of my 1st short sale and the homeonwer's bank wants a HUD form or a net sheet. How do I get my hands on a HUD and how do I fill it out? Can I use a Realtor or my banker or who?

ANSWER:

Great Question!

HUD 1s can be obtained from a software or, if you are closing with a title co. they can prep one for you.

What the bank wants is a HUD-1 net sheet showing the homeowner getting ZERO and the bank getting cash-at-closing for their agreed-upon amount and what if any, other costs are going towards (that may include a broker/agent/realtor, or an attorney - some allow up to $1500 to go to an atty and almost all will allow 4% to go to a broker or brokers.) Your broker can also fill those out for you as they should have that software...It's cheap and the software I use I purchased from a company called National Law Forms and they are online at www.nationallawforms.com. Their software includes more than just HUD-1s, too.

I will send a sample to you later today...The computer that has the software on it (I'm MAC so can't put it on mine) is occupied right now.

Recession Concerns?

Concerns of a recession for us mere mortal entrepreneurs is just that and only that: a concern.

Don't waste your day or even much more than a few minutes worrying about it, fretting, or whatever.

Yes, the US may face some tough economic times ahead. Yes, business for SOME may drop.

So?

Listen, and listen closely: The best thing you can do is IGNORE what the media is saying, IGNORE what the gloom and doomers are saying and just GET ON WITH IT.

Psychologically (and monetarily), who is going to come out better? The moron who concerns themselves with national economic policy that can't do squat about it or the hard-charging, balls-to-the-walls dentist that is going to step up advertising, step-up education for his team, STEP UP and kick some butt and GET pts in the door, get them to prioritize THEIR tx and be a bearer of good news?

That leads me to two things:

1) NOW is the time to get in the faces, regularly, of your existing pts...Each month you should be the bearer of good news and irresistible offers to get them into your office to improve their health and improve YOUR cash position. I suggest none other than EMC Dental to tackle this chore. They are the best at it (I know, I used to own the company) and they do it for nickels compared to what it would cost you and they're going to be 10x as effective. Call James at 800-311-1390 or visit www.emcdental.com and tell them you want to get started on the Full Service Newsletter program or, as I named it, the RARE System.

2) Pts are going to use the excuse of "Money's tight right now" MORE THAN EVER. So, how do you INCREASE production, decrease your overhead and get pts to YES with easy monthly payments? Call AFS, Bob, specically, or visit them online: www.amfsi.com. Their phone number is there and tell them Jerry Jones sent you.

THESE TWO tactics alone will solidify and bullet proof your practice in the coming "economic crunch" that the media is going to have a hay day with. DO NOT react like an inexperienced school boy by cutting every expense you have. CONTROL your expenses, reign in the BS expenses but increase your marketing, NOW, and get in touch with the experts at AFS. They WILL increase your cash flow and allow you to accept payments from your pts and still deliver the tx they need and you need to deliver.

Go Get 'em and don't let the DOOM AND GLOOM scare you. Market cycles are inevitable. Roll with it, prepare for them and make them more profitable. Remember, there's no rule that says your business has to go down just because the stock market does.

Getting Started with Little Cash Up Front.

This is a question asked last month by one of our Project X inquiries. Thought I'd share with you!

So Jerry, How do you get started in real estate with little or no money up front?

Hi Tom,

Here's what I suggest - Get training, even online, like what is available now at 'Project X,' or SOREM - www.SecretsofRealEstateMillions.com.

Next, you need to have sellers calling you, not vice versa. (This is marketing to find properties).

Negotiate an Option To Purchase the property.

Sell the property via a 7-Day Sale (auction the property).

Cash Check.

Or, for commercial properties, you look for low or no-money down deals. With 3 of my LOS Platinum Members, we just closed (well, back in November) on a 6-unit apartment with zero money down. We have spent some on repairs, and of course on due diligence, but no money went to the mortgages or the seller at closing.
